The Clients brief for this home was to use the existing North facing footprint and modify the existing home to capture the views of the beach from as many rooms as possible. This battleaxe block has fourteen neighbours touching the boundary so it was important to the clients to achieve privacy from all areas of the house.

They also wanted a secondary dwelling to provide either future living for their children as adults or space for overseas family. The secondary residence was to have a private entrance that did not encroach on the privacy of the main residence and finished to the same spec as the main house.

The clients wanted to ensure that every square inch of the house was lived in with no wasted space. They needed a home office that was big enough to run two separate businesses, a double garage for cars that could also house stock for the client’s e-commerce business. They wanted a pool and spa, a guest bedroom and a well-planned gymnasium.

The use of concrete, white bricks and black aluminium with areas of hardwood make up the pallet of colours.

Lower Ground

On the entry level, there is a double garage with large storage area and a home office. There is also a secondary dwelling for guests and overseas family to stay.

Ground Floor

The ground floor is open plan kitchen, dining, living and outdoor living and has been designed for entertaining, provide privacy and to take in the ocean views. There is a pool with a glass wall to the hot tub.

Inside there is polished concrete throughout with the kitchen flooring being timber to create zones within the expansive area. There is also a recessed area of carpet in the living room to further create zone and allow for comfortable sitting in the evening. All floors through the house can be heated.

Excavation of this steeply sloping site has greatly improved the amenity of the garden and allows for an area for the kids to play basketball and play.

Large planters were built to merge the level yard with the neighbouring sites and give home to Waterhousia that give amazing privacy.

There is a large entertaining area at the front of the house with planters that allow the creepers to soften the front. There is an operable louvre and timber privacy screen over an off-form concrete BBQ and seating area.

Next to the pool is a sandstone fire pit with logs for seating.

First floor

The first floor is dedicated to a parents retreat on one end, that has walk in robe, ensuite, large bedroom with sitting and a Gym.

There are two bedrooms for the kids, all taking in the north sun and view and a spare room for guests.

A large planter provides a beautiful garden and provides privacy for the bedrooms.

The lighting throughout the house is from TOVO and the automation smart system is Savant and there is a sound system.

All the joinery is Nav Urban Black Butt. The benchtops on the lower levels is Quartzite and the master and ensuite is Faustina, both from Artedomus.
