Architect: Watershed Design

On this project, the architect worked closely with the owners who are also trained Architects. This resulted in a highly detailed, well thought-out project with modern finishes.

Lawson and Lovell followed a brief to provide a home that suits the lifestyle of a family with two children. There are four bedrooms, three with ensuite and each child’s room was designed with a dedicated study area with a built-in robe. The main bedroom has an ensuite and –walk-in robe. There are two living areas, TV room, main kitchen and butler’s kitchen, games room, home office, laundry, covered front and back terrace with BBQ and operable louvers. There is also an extensive garden with swimming pool with a large glass window cut into the side.

The property was designed to be built from concrete and double brick with insulated walls and roof space. The top level was built with timber frames, double layer of plaster board and insulated walls.

For the façade of the home, zinc cladding was used on the top floor of the house. The lower levels have double brick rendered walls. Internally the floors have Atlantic stone natural tiles and there is a polished concrete up stand that houses the windows at the front. Nepean river stone and oxide were used in the concrete mix to match in with the Atlantic stone.

Clever use of structural steel hides the stack of external venetians. The use of the venetians and vertical louvers gives privacy but is also adjustable to enable control of sunlight entering the room.

The basement was cleverly designed to house the tanks room and wine cellar.

Drainage was laid in the slab to sub sills on sliding doors to allow external floor heights to match internal heights.

Hydraulics on this project was extensive and comprised of a 4000 litre rainwater tank which is reused in the WCs and for irrigation, and a 11000 litre tank for onsite detention. As the pool is built on rock, we also core hole approx. 1500mm through the rock to allow an agg drain to release the water into a pit.
